ENERGY CERTIFICATE

The energy certificate is a document with a calculation method determined by a law that contains the energy performance of a given building or a separate unit of destination. The energy certificate provides information on the energetic properties of the building / apartment

An energy certificate is a tool that informs you about the energy properties of your home and suggests ways to save energy.

In the European Union, the energy efficiency of homes and public institutions is a key issue and has therefore made it mandatory for all Member States to introduce an energy certificate, so long as it has foreseen in 2002 that higher energy efficiency requirements should be met for housing and public institutions in energy consumption and to reduce environmental pollution.

The aim of the regulation was to reduce the energy consumption of buildings in all Member States within a relatively short period of time. It has set itself the target for 2020 for new buildings to be nearly zero-energy (Article 9 of Directive 2010/31 / EU).

The validity of the certificate is 10 years. Therefore, for buildings or parts of buildings that do not have an energy quality certificate of up to 10 years old, it is not necessary to create a new certificate in case of new purchases or leases if the statutory requirement value (class basis) has not changed since the certificate was issued. br>

According to the professional chambers’ statement, it is always mandatory for the energy certification to carry out an on-site inspection. This is only possible in case of a new building if the responsible technical manager has stated that everything has been done in accordance with the plans and the energy calculation in the building permit design documentation.

The certificate must be kept for 10 years. The certified certificate must be uploaded to the certification center by the certification body via https://teir.vati.hu/terv_felt/prg.main.

Who can create an Energy Certificate?

Act No 244/2006 on Professionals. (XII.5.) Government Decree requires that an energetic certification activity may be performed by an appropriate higher education qualification if it has fulfilled the eligibility requirements for energy knowledge. The regulation also states that no exemption from this rule can be granted, ie the basic condition for conducting an energy certification is to pass the eligibility test.

z The energy certificate is a rating document from which we can estimate the energy consumption of the property. The degree of energy consumption will determine what rating the real estate energy certificate will be.

Since the purchase of apartments in the real estate market accounts for around 70% of the sales, the apartment is also called green card, although the energy certificate can be issued for all types of real estate.

What is the Housing Green Card for?

The real estate buyer can get information on the energy usage of the property and on the basis of the expected maintenance costs based on the Energy Certificate / Apartment Green Card. The interest of real estate owners is therefore to have the energy certificate of the building better as it may increase its market value.

Certificate No. 176/2008 on Certification of Energy Performance of Buildings. (VI.30) Government Decree on the Energy Certificate Summary:

“The energy characteristics of the building as provided for in this Regulation, if it does not have an energy certificate in force, must be certified according to the scope of the Regulation

a) Building a new building;

b) 4 existing buildings or self-contained units

ba) transfer of property for consideration or

bb) renting five;

(c) public utility building with public utility capacity of 6 250 m2 or more |

Energy certificate is required as of January 1, 2012:

• all newly built property

• all real estate sale at

• for leasing (from 1 June 2012 until 31 December 2015 only new rental contracts are mandatory for the

energy certificate if the lease is for a whole building.)

• In public buildings of public utility with a useful floor area of ​​more than 250 m2.

Energy certificate does not need:

  • for a building with a useful floor area of ​​less than 50 m2 (self-contained, not connected to another building)
  • for a residential and recreational use intended for use less than 4 months a year.
  • for a purpose-built building.
  • where heat gain from internal technology is greater than 20 W / m2
  • Tent structures for long-term human stay.
